Atrium in partnership with AKI Development led the team that sourced, underwrote and structured the acquisition. Atrium and AKI formulated a business plan to take the currently 44,660 square foot structure and utilized the remaining 42,300 square feet of air rights. The design consisted of constructing two new four stories structures on each side of the existing property and incorporating those into the current four story structure. In addition, there would be a new two story structure added on top of the current building with a setback to provide outdoor terrace space to future tenants. When complete the re-positioned asset will offer the only class A office building in the immediate area and be a beacon for the Studio Square area of Astoria.
